								<content:encoded><![CDATA[<p>Commercial property theft is every business owner’s worst nightmare. You return to your commercial premises only to find that thieves have broken in and stolen your valuable merchandise or equipment. Of course, a break-in is just the beginning of your nightmare; what ensues are hours of paperwork and insurance claims.</p>
<p>Understanding how the most common break-ins occur can help you to prevent the same from happening at your commercial and retail properties. We discuss 5 of the most common break-in methods and how to avoid them.</p>
<h2>1. Forced entry</h2>
<p>Retail crime in New Zealand costs approximately $1.2billion annually. Whether you’ve locked your doors or not, if a thief wants ‘in’ they’ll find a way, or at least try.</p>
<p>Xpanda Security installs steel doors with welded hinges and expandoors to commercial and retail properties to deter thieves from attempting entry. In most instances, no matter how enticing the contents of your commercial property or store, a burglar will move to another target if they feel they are unlikely to get inside without being seen or caught.</p>
<p>As well as having to deal with forcing open solid steel, we weld our doors onto a hinge which prevents jemmying. We also supply and fit a range of locks for added security.</p>
<p>Expandoors are a great security addition to shops and stores with open frontages such as in shopping malls and transport hubs. The Expandoor is manufactured in steel to withstand violent attack. Despite its strength, they are easy to move, thanks to top and bottom tracking and can fold away neatly when not in use.</p>
<h2>2. Smash and grab</h2>
<p>These type of break-ins at commercial properties are all too familiar. One such example was the loss of around $65,000 worth of motorbikes in Whangarei, North Island in December 2018 when a gang raided the Yamaha Motorcycles store on Port Road taking five motocross bikes.</p>
<p>The owners of the business had installed security cameras which clearly showed the moment that the thieves smashed through the windows and took off with the bikes.</p>
<p>In this instance and others like it, security bollards would be a useful deterrent to prevent smash and grabs. In commercial properties where contents are of high value and/or money is held overnight on the premises, measures such as bolt down bollards, fixed bollards and removable bollards are viable options.</p>
<p>Bolt down bollards are available in any size or length meaning they can be tailor-made to fit your premises. For particularly vulnerable premises it is possible to fill them with concrete for increased protection against ram-raiding.</p>
<p>Fixed steel bollards are also tailor-made, depending on the risk factor associated with the premises. As is the case with most high tier security measures, a visual deterrent is an essential element in their effectiveness.</p>
<h2>3. Opportunistic</h2>
<p>While a smash and grab style burglary takes some planning, an opportunistic thief will act impulsively, often when they see ‘easy pickings’. In terms of commercial properties, this could be when they see that a window has been left open or a back entrance way is unlocked or left open and unattended.</p>
<p>Xpanda will fit Durabar window bars (both horizontal and vertical) to windows. These act as a visual deterrent and are penetration resistant. It also means that on hot days or when you need ventilation, it is still safe to leave a window open when unattended.</p>
<p>Window bars, when tailor-made to fit, are approved by insurance providers which speaks volumes about their usefulness in preventing unwanted entry.</p>
<p>Steel mesh screens are another option to reinforce windows and doors. Made from steel and custom built to fit your windows and doors, mesh screens are welded onto a custom-fit frame and quickly and easily installed. Typically, Xpanda fit steel mesh screens to entrance doors, steel cages and lockups.</p>
<h2>4. Sophisticated</h2>
<p>If you’re dealing with a sophisticated burglar, they’re likely to be non-plussed by unmanning a security camera or alarm system. Much as before, your ideal prevention is putting together enough combined security measures to deter them in the first place.</p>
<p>Even though security cameras help in the fight against crime, they are often the very items stolen in a commercial break-in. Mount Maunganui College had three surveillance cameras ripped off their brackets and stolen after installing the $25,000 system just months earlier. The theft at the college was the tip of an iceberg for Tauranga police who went on to deal with seven cameras stolen in one month.</p>
<p>Other means of complementing your existing security system are adding grilles, steel doors, ram beams and anti-jump screens.</p>
<h2>5. Trespass</h2>
<p>Despite your best efforts to strengthen your security, it could be you or your staff who unintentionally allow a thief onto your premises.</p>
<p>If a burglar has been watching your property, they will know the times that you arrive and wait for that moment to follow you in. Catching you unawares, they will be able to make off with valuables, merchandise and even cash.</p>
<p>Security doors can be made to close behind you (regardless of whether you close them yourself) and will prevent anyone from opening them from the outside.</p>
<p>Security measures add up</p>
<p>As discussed, the more security measures that you put in place in your commercial property the better. Added together, they create a strong visual deterrent as well as withstanding violent attack and forced entry.</p>

<p>Unfortunately, burglary and theft of commercial properties are all too familiar. Why? Thieves target business properties as they know that within those four walls lie valuable goods. On top of this, whereas homes are in busy and populated residential areas, commercial properties tend to be in non-residential areas and therefore, not populated 24/7.</p>
<h2>How good is your commercial security?</h2>
<p>Just because you haven’t been a victim already, doesn’t mean you can rest on your laurels. Commercial security is something that all business owners need to nail, to avoid becoming the next statistic. Security doors, solid steel security doors, mesh screens, grilles and window bars are some of the measures that you can take to deter and prevent a break-in. These security additions are not only for your peace of mind but are often required by insurers.</p>
<p>The key to choosing the most effective commercial security is finding the products that suit your premises’ needs and that can stand-up to any unwanted tampering or forced entry. Furthermore, your commercial security need look so impenetrable that a burglar won’t even consider trying to force entry in the first-place.</p>
<h2>Steel security doors and mesh screens</h2>
<p>The trained and qualified team at Xpanda will discuss your commercial security needs. One such way is to install a steel security door. Security doors are an excellent example of a security measure acting as a deterrent. The solid steel looks so strong that it will likely deter a would-be thief at first glance.</p>
<p>Xpanda builds security doors onto a welded frame with an anti-jemmy strip on the lock side. Depending on your needs, it’s possible to install a variety of locks including deadbolts and code locks that we can fit when we install your security door.</p>
<p>Other commercial security products include steel mesh screens; particularly useful for commercial properties’ entrance doors, steel cages or machinery lock-ups. Xpanda makes and installs a bespoke-fit frame and observes which lock, handle, and closers best fit the door’s purpose. Once designed, we will cut the frame and steel mesh and weld it into position. It is possible to galvanise the mesh before installation. Steel mesh screens offer added protection from attempted break-ins.</p>
<h2>Locks and bolts</h2>
<p>Your commercial security will benefit from solid, tamper-proof locks. Often, these locks are enough to put off thieves as the time taken to force entry is not worth the risk of getting caught. Xpanda will fit High-Security locks to any existing or new doors.</p>
<p>A popular lock for commercial security protection is the deadbolt. When the deadbolt locks a pin passes through the lock mechanism and into the jamb. Alternatively, we will fit two ADI locking bolts (top and bottom of the door) to one or double doors for added security. The final option is a Hasp and Staple lock, more commonly used for double doors. This lock holds both doors together. Of course, many customers choose to go above and beyond the ‘standard’ requirements and add additional locks wherever they feel their property is the most vulnerable.</p>
<h2>Security grilles and trellis</h2>
<p>Expanding security grilles and trellis are an option if your commercial property is in a vulnerable position overnight, such as storefronts in shopping centres or transport hubs. The trellis is a strong visual deterrent and a well as gliding smoothly into place it also stacks away neatly when not in use. Importantly, Xpanda installs trellis and grilles that are approved by insurance companies; something that you need to consider when it comes to your commercial security choices.</p>
<p>Of course, you need to look at your security around all of your property. One area that gets overlooked is the emergency exits. Although used rarely, a weak emergency door will provide an easy entry and exit method for thieves.</p>
<p>The Double Diamond Retractable Grille with a thumb-turn lock creates a strong and near impenetrable security door for emergency exits. With a firmly constructed lattice and shielding plate, both made of steel, the door can be quickly unlocked from the inside but near-impossible to enter from outside. In fact, it is designed to prevent forced entry and smash and grab style raids.</p>
<h2>Window bars</h2>
<p>Window bars add an extra layer of protection to your windows and are recommended by insurers. Xpanda custom fits steel bars to commercial properties using a frame and brace, then welds them to the inside or outside of your windows. As bars are close together, it’s unlikely a burglar, no matter how determined, will force them apart.</p>

<h2>Why use security doors?</h2>
<p>Xpanda’s steel security doors are installed and fitted by experts. This means that they fit your doorway exactly and are fully welded into position so that they cannot be prised or forced. The sheer strength of the steel, with options to galvanise and colour coat to match your branding, would mean that a thief trying to break-in would have to spend valuable time trying to cut through the steel to enter. Not only are they unlikely to have the proper tools, but the noise that a steel cutter would make is likely to draw attention.</p>
<p>We can’t emphasise enough how much of the battle against unwanted intruders is making sure that your commercial property looks protected. From the outset, a thief will see a steel security door and begin to wonder what other security measures are in place. Will they find cameras? Alarms? Will they be able to access inner doors? The list is endless.</p>
<h2>What are steel security doors?</h2>
<p>So tough are security doors that they are regularly recommended and sometimes required by insurers. Insurer approved, Xpanda’s steel doors are built onto a welded tube frame with cross bracing. We then weld a 3mm steel skin onto the frame and an anti-jemmy strip onto the lock side to prevent the door from being prised open.</p>
<p>The door hinges feature pins that are also welded into place and lock inside the jamb frame when the door is closed. On top of this, it’s possible to fit a range of different locks, depending on your requirements. We can fit deadbolts, code locks and other locking options onto your door when we install.</p>
<p>Some people ask us whether a steel door can withstand weathering. We offer corrosion proofing for our steel security doors to put customer’s minds at rest.</p>
<p>Knowing that your door can weather both would-be attacks and the elements is part and parcel of the best in commercial security.</p>
<h2>Do security doors screen you from break-ins?</h2>
<p>Of course, no two commercial properties are the same, and so needs will differ. Some business owners have open-fronted shopfronts in arcades, transport hubs and shopping centres. This means that even when the outer doors to the centre are locked, their commercial property is vulnerable. Once a thief breaks in, they will be free to loot. Security doors screen solutions include trellis and mesh.</p>

<h2>What other security measures can you put in place?</h2>
<div>As well as installing well-fitted steel security gates, you can ramp up your security by adding steel security bars and grilles on windows, a recommendation that fits with New Zealand Police’s advice in their Business Crime Prevention booklet: ‘’Make sure that all windows can be secured in such a way that they cannot be tampered with from outside’.</div>

<div>A survey in the US, conducted by TV station KGW8, asked convicted of burglars to share their insights on which security measures were likely to deter them from breaking into a property. The responses from the prison inmates included comments that ‘bars on windows’ were off-putting. Interestingly, they were less deterred by alarms as they knew how to cut-off the system.</div>

<div>The same security considerations also apply to your entry and exit doors. You should regularly maintain these doors and check for any signs of tampering. Solid steel doors will prove challenging to gain forced entry and are ideal at the front of a building. At the rear, however, it’s common to keep doors open to increase ventilation. For many burglars, just the look of a sturdy door and evidence of security locks and door strengthening measures are enough to put them off. Let us talk you through some of the ways that you can increase your door security and avoid being the victim of commercial burglary.</div>
<h2>How strong are your existing doors?</h2>
<div>The doors to your business are the entry and exit ways to your stock, computers, money, staff and other valuables. If your doors are weak and without solid security locks, you are leaving your business you’re your employees vulnerable.</div>
<div></div>
<div>First off, begin by assessing your needs. It only takes a few minutes to look at your current doors and gauge how strong (or not) they are. For example, can you push them open with your bodyweight, are the hinges weak and is there any evidence of damage or wear and tear? Ask yourself if a burly burglar, hell-bent on getting their hands on your stock would be able to gain entry? If your door is not up to the job of protecting your products and your staff, you need to explore your options.</div>
<h2>Upgrading your existing doors</h2>
<div>If your current doors need reinforcing, Xpanda supplies and installs galvanised steel door sheets that add security and protection to your most vulnerable doors. The steel sheet (or skin) is cut to size and thickness depending on your needs and drilled and bolted through the door. For added protection, security pins in the hinges will automatically lock when the door closes, and an Anti-Jemmy strip (either included in the sheet or added separately) will prevent a burglar from prising-open the door.</div>

<div>What about your rear door? It’s not uncommon for businesses to open doors at the back of shops or buildings to increase ventilation and for staff to get outside access during break times. However, this ‘door open’ policy naturally comes with some security issues. Steel mesh screens solve this problem as they allow air to flow through the holes but are made of hot dipped galvanised steel to create a near impenetrable gate or door. Furthermore, the gaps in the mesh are too small for hands to pass things through or to be able to reach in and unlock. Are you worried that a steel mesh screen won’t fit in with your company branding? <h2>Add reinforcements to your current door</h2>
<p>Perhaps your door is good quality, but you need to add or replace the existing security locks? Xpanda stocks a range of locks that will add to your security. For example, deadbolt locks are easy to install and use yet are extremely difficult to force open. For added strength, we recommend using two deadbolts on one door – top and bottom. In all likelihood, a potential burglar will see the double deadlocks and perceive a burglary as too tricky.</p>
<p>If you have double opening doors that sit side by side, a Hasp and Staple lock will secure them firmly. For extra protection, you could use two ADI locking bolts at the top and bottom of the door. If this sounds like a time-consuming amount of fiddly unlocking, do not despair; it’s possible to engage multiple locking points from just one position.</p>
<p>Finally, a drop bar, or security bar, is a tamper-proof piece of custom-built security furniture that keeps burglars on the outside of your property. <h2>What are the pros of security cameras?</h2>
<p>There are many advantages to adding security cameras to your business premises. First off, they are easily distinguishable and could be enough to deter thieves before they even attempt to break in.</p>
<p>Not only do security cameras act as a strong deterrent to thieves and vandals, but should the worst happen, you will have evidence to support your insurance claims and to assist the police. If your footage is clear, and the cameras pointed in the right direction, you will have your evidence. If there is an incident, you can use the footage to review your current security and address where to improve measures.</p>
<p>Another advantage to security cameras is that they provide a 24/7 eye on all activity that takes place in and around your business space. To ensure this is the case, you will need to point the cameras at all of your entrance and exits points. Inside the business space, you should install cameras near offices, storage areas and at payment points.</p>
<h2>What are the cons of security cameras?</h2>
<p>Despite the advantages, security cameras aren’t as much of a deterrent to criminals as you might think. In the USA, researchers at the University of North Carolina asked convicted thieves if surveillance cameras were enough to deter them from breaking into a property – only 60% questioned said they were*.</p>
<p>Why aren’t cameras as effective? First off, security cameras rely on electricity. So, what happens when there’s a power cut or a thief tampers with wires? Being so vulnerable and reliant on power means that you either have to invest in a backup generator to ensure your security is still infallible or opt for expensive battery or solar-powered systems instead. In the case of a thief being handy with wire-cutters, the only option is to install cameras in hard-to-reach places (which are also hard for you to reach).</p>
<p>When a criminal is dead-set on breaking into your business premises, they also have the motivation and the means to beat your security cameras. First off, they will disarm your cameras, so they no longer work. Another way around the system is to wear a disguise or something over their face. Lastly, they might choose to break in and then steal the film footage (along with your money and goods). In the case of the latter example, it’s, therefore, a good idea to keep recordings at a different location.</p>
<p>Another disadvantage of security cameras is the expense of the initial installation and upkeep. As mentioned above, you will need to have cameras installed at all entry and exit points as well as internally. The cost does not end there, however, as you will need to pay for regular maintenance and any 24/7 monitoring service that you use.</p>
<p>Finally, it’s ironic, but security cameras are expensive items and are therefore attractive to thieves!</p>
<h2>What are your security alternatives?</h2>
<p>Yes, security cameras do add a deterrent factor to thieves targeting your business property, but they are not as strong or as impenetrable as <a href="http://www.xpanda.co.nz/product-categories/solid-steel-doors" target="_blank" rel="noopener noreferrer">steel security doors</a> or <a href="http://www.xpanda.co.nz/products/steel-mesh-door-and-gates" target="_blank" rel="noopener noreferrer">steel mesh screen</a>.</p>

The findings revealed a growing number of break-ins and thefts taking place all over the country with the number at commercial properties and industrial zones a particular cause for concern.</p>
<p>So, what can you do to protect your livelihood, deter burglars from attempting to enter and improve your external security? Read on…</p>
<h2>Light up externally and internally</h2>
<p>No burglar wants to be seen. Install lights at all entry and exit points to your commercial property. While good exterior lighting will deter burglars from entering, make sure the inside of the premises is also well lit, regardless of the hour. Ideally, people will be able to see into your property and also be able to see out. It’s therefore essential to check that windows are clear and not blocked by blinds, curtains, posters or cupboards.</p>
<h2>Steel gates</h2>
<p>You want to put in security measures that will stop a thief from breaking-in. Even better, something that will deter them from even trying. Steel gates are durable and reliable and can be designed to suit your individual needs with different openings (hinged or sliding) and locking options. Depending on your needs, security gates can be produced in bars or solid panels and even made in colours to match your business logo and branding.</p>
<h2>Doors</h2>
<p>Be vigilant and regularly and check all the doors to your premises. Be on the lookout for signs of attempted entry. If you have doors or gates at the back of your commercial property, these should be heavy and solid and, if possible, without any glass (you can always install a peephole). As well as steel gates, Xpanda also produces steel and mesh doors.</p>
<h2>Locks</h2>
<p>If it’s a way in (or out) lock it. For security reasons, anything that opens needs to have a lock on it which includes all of your doors, windows (including skylights), roof entry and gates. Regularly check your locks and bolts to make sure they are working correctly and that no tampering has occurred.</p>
<h2>Windows</h2>
<p>Are your windows secure? Ideally, windows should be unreachable from the outside of your property. If you open windows during the day, install security locks that fix them in one position. Before leaving the premises, check that all windows are closed and locked and that you have removed any ladders, steps, boxes or anything that could help a burglar reach up or climb onto the roof.</p>
<h2>Use an alarm system</h2>
<p>It makes sense to have an alarm system professionally installed to protect your property with sensors at all entry and exit points. Even better, get an alarm system that includes a monitoring service for out of business hours. Please don’t forget to advertise the fact that you have an alarm; the signs are a deterrent in themselves.</p>
<h2>Keys</h2>
<p>Keep the number of keys to your premises, registers, alarms and other expensive or vulnerable items to the minimum. The more keys you have floating around, the more likely they are to fall into the wrong hands. As an added security measure you can have ‘do not copy’ engraved onto your primary keys.</p>
<h2>Is your safe?</h2>
<p>Don’t be shy, advertise the fact that you do not keep large quantities of money on the premises. Ideally, a safe will be attached to the floor and hidden somewhere out of sight.</p>
<h2>Who is following you?</h2>
<p>It’s not uncommon for thieves to follow a worker into a building. Security gates and secure doors will prevent this from happening.
